At Campbell & Horseman Mortgages, we search across a wide range of lenders (whole of market), explain everything in plain English, and support you throughout the process, from your first enquiry right through to getting the keys to your home. 


You don’t always need a huge deposit to buy a home. Many lenders offer mortgages with deposits starting from 5%, depending on your circumstances and the type of property you’re buying. Every situation is different, so we’ll talk you through your options clearly and honestly, helping you understand what may be possible and what your monthly payments could look like. 


Having bad credit doesn’t always mean you can’t get a mortgage. Many lenders look at the bigger picture, and there may still be options available depending on your circumstances. We understand that life happens, and we’ll always approach your situation without judgement while helping you explore the lenders and products that may be suitable for you. 


Most remortgages take between 4–8 weeks, although this can vary depending on the lender and your circumstances. We’ll guide you through the process from start to finish, keep you updated along the way, and aim to make everything as straightforward and stress-free as possible.

We’ll explain your options clearly and help you decide what feels right for you and your situation — without any pressure. 


Yes — being self-employed doesn’t stop you getting a mortgage. Lenders may ask for additional documents, such as tax calculations or accounts, but there are many lenders who will support self-employed applicants. We’ll help you understand what’s needed and guide you through the process step by step. 


Going directly to a bank means you’ll only see that bank’s products. As independent mortgage advisers, we can search across a wide range of lenders (whole of market) to help find options that may suit your circumstances. We’ll also guide you through the paperwork, answer questions along the way, and help make the process feel much less overwhelming. 


The amount you may be able to borrow depends on things like your income, outgoings, credit history, and deposit. Every lender has different criteria, which is why speaking to an adviser can really help. We’ll talk everything through clearly and help you understand your options without any jargon. 


An Agreement in Principle (AIP) can help show estate agents and sellers that you’re serious about buying and may be able to borrow the amount needed. It’s often a great first step for buyers, especially first-time buyers. We can help arrange this for you and explain everything along the way. 


Simply having an initial chat with us won’t affect your credit score. If a lender later carries out a full mortgage application, they may complete a credit check, but we’ll always explain this beforehand so you know exactly what to expect.
